Age Factors w/ Reverse Mortgages              Reply to this Comment

The age factor is not an act of discrimination. It's actually quite the opposite. Because a reverse mortgage is based on your life expectancy, your home's value and the expected interest rate, principal loan limits will differ. Figures are calculated based on a life expectancy of 100 years old. If you're going to have your loan for a longer period of time, it makes sense that the principal loan amount will be smaller to ensure that, over time, your loan balance doesn't exceed the value of your home value. If you are 90 years old, you're able to take out more than if you were 62. It's a simple tool used to protect the borrower, and that is why you see a difference when ages are different. Hi, I found a company that provides an alternative to a reverse mortgage. They give you a lump sum of money but there are no monthly payments or interest charges. The interest doesn't accrue because this is not a loan. What you do is share in the future value of your home when you sell it. It's much cheaper than a reverse and at the end of the day my home equity isn't eroded away by the reverse mortgage loan. There are no age limits and you are not forced to pay off any existing mortgage you may have. The company is called REX & Co. just type rexandco for their website. You should really consider this alternative before your look at a reverse

Okay so this is what I hear: Basically in theory a "reverse mortage" is basically figured to last to 100 years old. You can apply at 62. To me this just sounds like you are turning your home into an annuity.
